Cancellation and Refunds
Your cancellation rights and how refunds work.
Last updated: 25 July 2026
This policy applies to the Site Survey and Written Quotation booked through this website. Building work carried out under a separate signed contract is covered by that contract, not by this policy.
Your 14-day cancellation right
You are buying a service at a distance, so under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 you have 14 days from the day you place your order to cancel for any reason. You do not have to give us a reason.
By default we will not carry out the survey during those 14 days. That way your right to a full refund stays intact throughout the cancellation period.
How to cancel
Tell us in writing before the 14 days are up. Any clear statement is enough. The easiest way is to email info@oakspiredevelopments.co.uk with your name, your order number and the property address.
You can also write to us at: Oakspire Developments Limited, 77 Sedlescombe Gardens, St Leonards-on-Sea, TN38 0YT.
You get a full refund of the £150. We will refund you within 14 days of receiving your cancellation, to the card you paid with.
If you want us to visit sooner
Some people want the survey done quickly and do not want to wait out the 14 days. That is fine, but the law requires you to ask us expressly, so we do not assume it.
When we contact you to arrange a date, tell us in writing that you want the visit to go ahead before the 14 days are up. We will confirm your request back to you by email so you have a record of it. What happens then:
- If we complete the survey and you then cancel: you have received the service in full, so no refund is due.
- If you cancel part-way through: we will keep a proportionate amount reflecting what we had already done, and refund the rest.
- If you never ask us to come early: we wait out the 14 days, and your right to a full refund is unaffected.
How the fee works if you go ahead
If you accept the quotation and sign a contract with us for the work, the £150 is deducted in full from your final invoice. You do not pay it twice.
If you decide not to go ahead
Once the survey has been carried out and the written quotation delivered, the service has been provided. The fee is not refundable simply because you decide not to proceed with the work, or because you accept a quotation from someone else. This does not affect your 14-day cancellation right above, or your rights if the service was not carried out properly.
If we cancel
If we cannot carry out the survey, for example because the work is outside what we do or outside our area, we will tell you and refund the £150 in full.
If the service was not carried out properly
Under the Consumer Rights Act 2015 the survey must be carried out with reasonable care and skill. If it was not, you can ask us to put it right. If we cannot, or we do not do it within a reasonable time, you can ask for an appropriate price reduction. Please contact us first so we can try to resolve it. Our Complaints Procedure explains how we handle this.
Refund method and timing
Refunds are made to the original payment card through Stripe, normally within 14 days. Your bank may take a few working days after that to show the money in your account. We do not charge a fee for making a refund.
